Choosing the Right Service for Your Property

When you're planning to build, clean up a property, or prepare for farming or fencing, it can be hard to know what kind of service you actually need. Terms like land clearing, grading, and bush hogging get tossed around a lot — but they each serve a different purpose.

At Pennington Construction & Land Solutions, we offer all three, and we’re here to break it down so you know what to ask for (and avoid paying for the wrong thing).

🌳 1. Land Clearing:

Best for: Overgrown, undeveloped, or wooded properties.

Land clearing involves removing trees, large brush, stumps, and debris from a piece of land to make it ready for construction, farming, fencing, or landscaping. It typically involves heavy equipment like excavators, dozers, and dump trailers.

You need land clearing if:

  • You can’t see the ground through brush or trees.

  • You’re building a house, road, or commercial structure.

  • You want a clean slate to start fresh.

🚜 2. Grading:

Best for: Preparing the soil to build on or improve water flow.

Grading means smoothing, leveling, and shaping the land. It’s crucial for proper drainage, foundation stability, and water control. A poorly graded site can lead to water pooling, erosion, and cracked concrete.

You need grading if:

  • You're preparing a pad for a home, shed, or driveway.

  • Your yard floods or holds water after rain.

  • You want to improve drainage before installing landscaping or fencing.

🌾 3. Bush Hogging:

Best for: Large grassy or brush-covered areas with small growth.

Bush hogging is mowing with a heavy-duty rotary cutter attached to a tractor. It cuts through tall grass, weeds, and light brush without fully removing roots or leveling the ground.

You need bush hogging if:

  • You're wanting to clean up a pasture or hunting lease.

  • You're maintaining overgrown fields or trails.

  • You don’t need trees or stumps removed—just the brush knocked down.
